Three steps

A buyer acts on your site

For a registered buyer who agreed to be contacted, views, saves and searches are sent in small batches to your dashboard: a listing id, the price and the page, no photos and no remarks. A question or registration arrives as a lead.

It is routed and alerted

The lead goes to the right person by your rules. You get an instant email with Call and WhatsApp buttons, and your CRM gets the lead, its owner and the buyer's recent activity.

You follow up from either side

In the dashboard, or in WordPress under IDX Bloom, Leads: statuses and notes are the same in both. Where your CRM allows it, its status shows back too.

Leads with the whole story

Contact details and consent, which CRMs hold the lead, the pages and listings that brought the buyer, and a timeline of what they did, newest first. Notes and tasks with due dates.

A hot badge you can read

Rules published to you, always with the reason in words, such as saved 2 listings in 3 days. No secret score.

Routing that never goes silent

Rules are checked in order, first match wins, and there is always a default: a fixed owner, round robin with working hours and out-of-office, or by website, page type, area, building, price band or page language, for example Spanish pages to your Spanish-speaking agent. If nobody can take a lead, you get an email.

Instant alerts

An email on every lead with Call and WhatsApp buttons, an email when a lead is assigned to a teammate or has nobody, an optional daily or weekly digest, and, on a paid account, an optional text message to your own mobile once IDX Bloom's text service is switched on.

Reports that decide things

Which sites, page types and languages bring leads, how fast you reply, and which leads came from AI answers, for 7, 30 or 90 days. An optional monthly summary by email.

The Leads screen in your admin opens on the Dashboard tab once your plan is paid, with the same statuses and notes, and an Open full dashboard button that signs you in with a one-time link, without a second password.

Follow Up Boss, Lofty, Real Geeks, the webhook, Zapier and Make receive each action as an event. GoHighLevel, BoldTrail, HubSpot, Zoho and Sierra Interactive receive it as a note on the contact. Email receives only inquiries and registrations. Buyer actions are sent only for registered buyers who agreed to be contacted.

Ask for an email at the right moment

After a visitor has looked at a few homes (three by default), a pop-up asks for an email, with a consent tick: closable, or required if you choose. Name and phone, optional, are asked on the next action. It is a pop-up, not a redirect. It is off in the trial, because lead forms are locked there. A new install starts with the closable pop-up once the plan is paid; an upgraded site keeps it off until you choose a mode in Settings, Registration and alerts.

Each registration is a lead with a registration event, so it reaches the dashboard and your CRM. The text box (a separate, unticked box, never taken from the email consent) is off until you switch it on in Settings, Registration and alerts; when ticked it is stored with the date and the exact wording the buyer saw.

For your own analytics, six events (idxb_view_listing, idxb_search, idxb_save, idxb_register, idxb_lead and idxb_tour) are pushed to the data layer and to the Meta pixel when your site has them, each with a listing id, price, page type and language only: never a name, email, phone or message. On for new installs; an upgraded site switches them on in Settings.

Straight answers

What it is, and what it is not

  • It is not a full CRM. There are no pipelines and no sales sequences. If you use a CRM, it does the follow-up and the dashboard feeds it.
  • Status shows back from your CRM only where that CRM allows it: by webhook for Follow Up Boss and Lofty, by checking when you open a lead for GoHighLevel, HubSpot and Zoho. BoldTrail, Sierra Interactive and Real Geeks are send only.
  • Texts to buyers are off until you switch the text box on. A text goes out only after the buyer ticks that separate box and replies YES to one confirmation text, only with IDX Bloom's text service connected and a paid account, between 9:00 and 20:00, and a STOP reply ends it. Text alerts to you are for paid accounts only. We do not send texts on our own.
  • Keys for your CRM are stored encrypted on the IDX Bloom service, never in browser code. For each buyer action only the listing id, the price, the page and its type, the language and the time are kept, for 180 days.
  • The team list is a roster for routing: who gets leads, their languages and hours. There are no separate logins for teammates in this release.
  • No screenshots of the dashboard yet. We will add real ones when it is live.

Questions about this feature

What does a lead include?

The page the visitor was on, the building or neighborhood, price range, language and source, plus an optional contact-consent checkbox recorded with the lead. In the Leads inbox you also get a plain-words summary in English or Spanish.

What if my CRM is down?

Every lead is saved on your own site first, and failed sends to your CRM are retried automatically.

Is there a consent checkbox on the lead form?

Yes, an optional contact-consent checkbox you can turn on. When it is used, the answer is recorded with the lead. Consent to text messages is a separate tick box, stored with the date and the exact wording.

Do I need a CRM to use the dashboard?

No. Use it alone, or connect a CRM once in the dashboard and every site on your account uses it.

Which CRMs can I connect?

In the dashboard: Follow Up Boss, GoHighLevel, Lofty, BoldTrail, HubSpot, Zoho, Real Geeks and Sierra Interactive, plus Zapier, Make, a signed webhook, email and a CSV download. Salesforce (Web-to-Lead) is a connection you set up in the plugin on each site. See the Integrations page for what each one needs.

Is it included in the plan?

The dashboard is part of the $49 a month plan. During the 7-day trial you can open it and set it up, while lead forms stay locked, so no leads arrive until the plan is active.
